Master plan proposes new Marina (for 80 small boats, kayaks and yachts), Port for river cruisers and touristic boats, Hotel (with 100 rooms, wellness, restaurants, spa, gym, pool, wine bar on the roof with sightseeing terrace), Water channel with Bungalows, Boat houses, Recreational areas, Restaurants, Bars etc. Hotel is main building, "vortex" that attracts all other amenities, visitors and buildings. Water channel is soft, serene area that embrace different typologies of private accommodations such as luxurious boat houses, romantic bungalows, family cells etc. Water channel at the same time gather visitors around water where they can rent a boat or have touristic tours, rent a bike or be part of various touristic and recreational activities such as kite festival, picnic bar or bird watching.
