Greenwich South consists of 41 acres at the southern tip of Manhattan, bounded by the West Side Highway, Battery Park, Broadway, and Liberty Street, site of the World Trade Center memorial. Although these infrastructural and urban boundaries in many ways isolate Greenwich South from the rest of the city, recent years have seen a steady rise in the number of residents and tourists living and staying in Greenwich South. At the same time, the demand for new Class-A commercial space has brought business leaders to view Greenwich South as a potential site for expansion. Under utilized and often overlooked, Greenwich South is poised to be the lynchpin of a new live-work-play district.

The Alliance for Downtown New York hired Architecture Research Office to create a master plan for Greenwich South—we decided to do something different. Unlike a conventional master plan, Five Principles for Greenwich South is a strategic framework—an adaptable matrix of principles, objectives, and opportunities for the neighborhood and the city. We wanted to not only develop ideas to guide growth in Greenwich South, but to create an engine that would help develop future ideas as well. Many projects of diverse scales might result from this work, built by different people at different times. The results openly engage the public in a dialogue about these ideas and the future of the city.

ARO worked with the Downtown Alliance to design a collaborative process that will drive the project. A brain trust created to advise our team consists of influential members of the business, arts, real estate, and hospitality communities as well as scholars and municipal officials. Other architects, engineers, and urban planners also participated in the envisioning of our proposals for Greenwich South. Our inclusive design process has resulted in many high profile advocates for this exciting new vision for Greenwich South.
